What Moisture Does

There are a number of possible causes of chimney leaks, among them:
Inadequate Flashing. Flashing is meant to form a waterproof seal between roof and chimney. Even when correctly installed however, flashing needs to be regularly inspected for rust and possible leaks. Flashing leaks can cause a lot of structural damage if not immediately detected, and can be costly to repair.
Mortar Deterioration. The mortar that holds masonry together will usually last only some 25 years or so; your chimney bricks will typically last for about a century. Mortar deterioration equates to moisture penetrating your chimney structure. As your masonry freezes and thaws through the seasons, its face will likely pop or flake off. The mortar will need to be replaced to prevent the chimney from collapsing or leaning.
Cracked Crown. The chimney is topped by a cement surface called the crown, which needs to be replaced or repaired from time to time. Cracks in the crown will allow water to seep in between the flue lining and the chimney, causing damage to walls and ceilings.
