The Difference Between Residential and Commercial Roofs

To the untrained eye, the roof above a house and a business don’t differ too much, but in truth, their differences range from service life spans to the materials used in construction. In this post, your local experts at Universal Roof & Contracting discuss the differences between residential and commercial roofs.

The Difference Between Residential and Commercial Roofs

Materials

The materials used to construct residential and commercial roofs vary and usually depend on the type of roof and weather conditions the property experiences. Commercial properties typically employ flat and low-slope roofing, whereas residential roof installation uses “classic” roofing materials, such as asphalt, wood, tile and slate.

Since the material varies between the two, their service life spans differ as well. Commercial roofs typically last a longer time than their residential counterparts. The exceptions are residential properties with metal and slate roofs, which have a minimum life span of around 50 to 70 years. This is as long (or even longer) than standard commercial roofs.

Roof Design

While most commercial roofing materials are now finding use in residential properties, the designs for each type are also varied as are roof repair procedures. As a general rule, you’ll find more design deviations in residential roofs since they account for curb appeal whereas commercial properties usually don’t.

Commercial roofs take into account one design factor that residential roofs don’t: drainage. This is because most commercial roofs are flat or low-slope, which means they don’t naturally shed water like their residential counterparts. Residential roofs technically have drainage, but this usually takes the form of gutters, which are separate from the physical roof itself.
